What does “multiple agency” mean, and how does it affect fees?
Multiple agency means more than one agent is marketing your property. Because of the broader exposure involved, the fee tends to be higher (we charge ~1.5%) compared to a sole agency agreement.
What are your fees for finding a tenant (Let-Only)?
The tenant-finding service is a one-off fee equivalent to 1–2 weeks’ rent. It includes marketing, viewings, tenant vetting, and setting up the tenancy agreement.
What is included in your rent collection service, and how much does it cost?
For rent collection: we take 5%–7% of the monthly rent. This includes collecting rent, providing monthly statements, and chasing any arrears. Maintenance, inspections, and other landlord responsibilities are not included.
What does your full management service cover?
Our full management service (8%–12% of monthly rent) includes:
– Tenant sourcing and reference/Right-to-Rent checks
– Rent collection & arrears handling
– Routine maintenance and repairs coordination
– Regulatory/legal compliance (e.g. safety certificates)
– Property inspections during tenancy
Are there any hidden costs or additional fees I should be aware of?
No. We pride ourselves on transparency. All our fees are visible in our schedule. However, there can be additional charges for things outside the standard scope (e.g. major refurbishment, premium photography, floor plans, or special legal documentation), which we’ll always clarify in writing before work begins.
Are your agents accredited, and does that affect prices or service quality?
Yes — we are accredited with ARLA, which means we meet high regulatory and ethical standards. While accreditation doesn’t increase our standard fees, it ensures better protection, consistent service quality, and reliable compliance with landlord-tenant law.
Can I negotiate your fees if I’m selling or letting multiple properties?
